November 3, 2025: Staff Housing Survey Shapes Design and Next Steps for District Rentals

A Staff Housing Interest Survey was completed by employees to better understand current housing costs, interest in district-provided rentals, and desired features.

Key Findings:

Current Residence:

  • 84.6% of respondents live in Steamboat Springs; 15.4% live outside city limits.

Interest in Renting from SSSD:

  • 69.2% would be interested if rent is affordable, 17.3% said “maybe,” and 13.5% would not be interested.

Current Housing Costs:

  • 40.4% spend 40–49% of their take-home pay on rent

  • 28.8% spend 50% or more

  • 30.8% spend less than 39%

Preferred Monthly Housing Cost:

  • 46.2% are willing to pay 30–39% of take-home pay for a townhome at Sleeping Giant School

  • 34.6% are willing to pay less than 30%

  • 11.5% are willing to pay 40–49%

Maximum Monthly Budget:

  • 28.8% – $1,501–$2,000

  • 23.1% – $1,000–$1,500

  • 23.1% – $2,001–$2,500

  • 11.5% – under $1,000

Household Size:

  • 40.4% – Two members

  • 23.1% – One member

  • 19.2% – Three members

Most Desired Home Features:

  • Garage or storage shed: 94.2%

  • Pet-friendly options were also frequently requested

Proposed Unit Mix

  • TWO – 3 bed / 2.5 bath, 1,600 sq. ft.

  • TWO – 2 bed / 1 bath, 735 sq. ft.

  • ONE– 4 bed / 3 bath, 1,600 sq. ft.

  • EIGHT – 2 bed / 1.5 bath, 1,024 sq. ft.

  • EIGHT– 3 bed / 2 bath, 1,216 sq. ft.

Next Steps and Design Updates

  • Based on survey results, Stephanie Juneau, Director of Finance and Operations, reviewed layout and design options and incorporated the high priority for garages and storage.

  • The updated plan will feature 21 units instead of 22, with 20 garages, at the same overall cost.

  • Emily Beyer is finalizing the Short-Term Rental (STR) application, which includes this updated proposed mix of units. Once approved, the district will begin developing a construction schedule.

  • The Housing Committee will review interior finishes and configurations.
